Quick Action Guide: What To Do If You Suspect a Water Leak

Quick Action Guide: What To Do If You Suspect a Leak

Use this 60-second checklist to limit damage before a professional arrives.

  • Kill the water:
    • Fixture leak → turn the stop valve under the sink/toilet clockwise.
    • Not sure where it’s coming from? → use the main shutoff (by the meter, garage wall, or curb box).
  • Kill nearby power: If water is near outlets/appliances, flip the breaker before touching anything wet.
  • Contain it: Towels, buckets, a pan under drips. Move rugs/furniture. Open sink cabinets.
  • Protect finishes: Place foil/plastic under furniture legs; pull area rugs off hardwoods.
  • Document: Take quick photos/videos of where water shows and any damage (helps insurance and your plumber).
  • Meter test (fast confirmation): Turn off all fixtures. Check the meter’s small dial/triangle—if it spins, you have a supply-side leak.

Temporary Stop-Gaps (Until a Pro Arrives)

Issue Quick Fix Notes
Pinhole in copper/galvanized Pipe repair clamp Clean/dry pipe first
Weeping hairline crack Epoxy putty Press firmly; allow cure time
Drip at threaded joint PTFE tape + pipe dope Re-wrap threads, snug—not over-tight
Leaky supply tube Compression cap Cap the valve outlet temporarily

Skip “spray-on” miracle fixes on pressurized lines—they often fail.

When to Call a Pro (No DIY)

  • Leak is inside a wall/ceiling or under the slab.
  • Warm floor spots, hissing behind walls, or the meter spins with the main “off.”
  • Ceiling sagging, bulging paint, or breakers tripping near the leak.

After the Leak: Prevent Mold (First 24–48 Hours)

  • Get air moving: fans + open interior doors; set HVAC fan to “On.”
  • Run a dehumidifier and aim for <50% RH.
  • Pull baseboards where it’s wet to vent the wall gap.
  • Remove saturated pads/insulation that won’t dry within 24–48 hours.
  • Disinfect hard surfaces after drying.

How to Spot Trouble Early (So It Doesn’t Happen Again)

Area What to Check Frequency
Under sinks & toilets Moisture, green/white crust on fittings, swollen cabinet floors Monthly
Water heater & laundry Puddles, rust trails, bulging hoses Monthly (replace washer hoses every 5 years)
Bills & meter Unexplained usage spikes; meter movement when fixtures are off Monthly
Smart sensors Install leak detectors under sinks, at heater, behind washer Set & test quarterly
Shutoff valves Verify they turn freely and fully stop flow Every 6 months
